Finite supply, durable demand
Coastal land does not expand. Where planning restricts building height and density near the shoreline, the supply of new seafront homes is effectively capped, and that cap is what underwrites long-term value.
Cyprus adds an EU legal framework, an attractive tax position and a rental market with both summer holiday demand and year-round professional tenancy. That combination is rarer than it sounds.
How to think about yield
Treat gross rental yield as a starting point, not a conclusion. Factor management, seasonality and maintenance, then ask whether the asset holds value in a flat market. Well-built coastal homes usually do.
